We always insisted on lighter color flooring because of the darkness factor.

I'm more interested in equity than I am cashflow at the moment so it's ok if my net is a bit lighter at the beginning.

The smell was very strong and the "white" walls were tan, lighter tan where pictures used to be.  

The building is a high rise and has had problems with noise transmission from prior installs so no one is allowed to put in laminate or similar now - it must be carpet.There is a lighter shade that I quite like, but the advice I had read was dark shades are best in rentals.All advice welcome.

If you are going from a darker to lighter color, it may take a second or third coat in the areas that there is writing. 

I'd recommend a darker color for a rental unit because even with low staining, the lighter colors will stain or become very hard to clean if say coffee or red wine are left on the surface too longer.

Find a lender that has lighter restrictions on who your personal guarantor needs to be.

A new building, such as that one, should have lighter maintenance for a few years.
