As with so many things in life, the answer to your investing problems are completely counter intuitive to what you think that they are.I have spoke with Hundreds and hundred of wanna be investors and I can tell you in 99% of the cases the trouble has nothing to do with:The Real Estate Market...The amount of buyers in the market...The prices rising or falling...The amount of information that they've studied....Whether or not you have a business card...Whether or not you send post cards...Whether or not you have a good Realtor...Whether or not you have cash...Whether or not you have credit....Wanna know why most newbie investors fail?

I have downloaded the trial version and played around with it a bit, but every one says the software is not very intuitive, even though it is the industry standard, and my first impression is the same.

The screens are not intuitive and Buildium does not define their data points well so it is very difficult to move data from another software because so many of the data points are ill defined.My ledger started each property with thousands in debt even though my ledgers were balanced and there was not debt for any property at the time.

i think you have to know your buyer in this situation, like every sale situation, and use your intuition along with obvious cash, willingness on buyer to make their obligation, references, and work history, and perhaps that mighty score.best success,sage

But will try to get it asap.Four or five days go and still no authorization..My intuition is starting to nag at me, and I am wondering if my offer is being held as a "last ditch" or back-up offer while a better offer is trying to be found...or maybe something else.
