I tend to think that luck has much to do with any money-makers  Make sure, if you have committed to doing that, is that it is in a good location and the demand is good in that area, that the area has good amenities, good retail around it, and the population and jobs are growing in that area. 

Is it a money maker neighborhood, or a bad one?

Note that in parentheses I am stressing to ask the decision makers. 

It was not a money maker, but it payed for most of the expenses.  

With him went his "custom cabinet maker".

I can discuss and negotiate more in 15 minutes with the decision maker/owner than two agents trading stories about each others children and then trying to figure out how to meet in the middle without pissing each other off or their clients.

I want to make real estate MY LIFE.

But at some point down the road, we'd like to make real estate our main focus.
