Find some realtors that work with investors and ask them where the hot spots are and what’s workingOnce you can tell me off the top of your head at any given time how many properties are on the market and how long they have been on, how many are under contract and how long they have been on the market, how many have sold and how long were they on the market and list price to sale price and the different types of properties SF, Condo, Duplex, townhome etc Once you know this without hesitation you know your market. 

The market is really crazy here right now so were looking for vacation rentals in our area hot spots, potential Brrrs, and traditional rentals.

I would check out Wyze security cameras (cheap cameras and free cloud backup) and then get a Sprint/ATT/TMobile hot spot to leave at the property for internet connection.

Angwin is not the real hot spot in the valley for executive type homes.. although as you know many ( like 75 to 100) multi million dollar homes burnt down.. 25 or more were friends of mine.. 

Communities near downtown that were previously neglected are now primetime areas for virtually any residential investment, as the numbers can make sense for projects from rehab, wholesale, and long-term buy and hold; near downtown residential districts are a hot spot for renters!

Yes downtown is the hotspot.
