Learn your market as a newbie

I often here people say as a newbie learn your market first.

As a newbie what is the best ways to get familiar with your market? Who should One talk to? What should one do or look for? Or would you study specific areas?

Real estate is hyper local so you need to pick areas and neighborhoods with ing your market. You can talk to experienced investors/cash buyers / buy and hold investors and ask them what the buy, where they buy and why. 

Realtors  are a good source for market information. Find some realtors that work with investors and ask them where the hot spots are and what’s working

Once you can tell me off the top of your head at any given time how many properties are on the market and how long they have been on, how many are under contract and how long they have been on the market, how many have sold and how long were they on the market and list price to sale price and the different types of properties SF, Condo, Duplex, townhome etc Once you know this without hesitation you know your market.
