Sometimes the amounts paid would be wrong or partial payments. they will submit vouchers to landlord to verify. they must be corrected routinely; leaving landlord to keep chasing $$$ and actively managing account as partial paid. develop a good relationship with the actual voucher housing manager at DSS so you can short cut any errors needing corrected.

Master personal finance, save some money, then invest ... don't try to shortcut around these critical steps, it is like trying to build a 3 story house on a sand foundation without first pouring any concrete.

There really is no shortcut to pricing.  

Appraiser to believe that the seller is a dunce, and that your (higher) retail sales price is the price that represents prudency and reasonable intelligence, because if she does NOT believe that then the appraisal will come up short cutting into your profits as the wholesaler. 

Truth is, there are no magic shortcuts.

I guess I except such things as drywall texture, wiring hook up in box,hvac installs,  AND you have to watch them like a hawk so they dont shortcut their jobs.

Many lenders broke the law back in 2003-2010 by taking short cuts on these mortgages.  

Don't be haphazard about it, you don't have to take the first deal that crosses your path.  

There's no safe short cuts in investing so be more cautious than hasty and assuming "it  all goes well".You asked, so there's my thoughts...

Tools / spreadsheets / software are only as good as the user using them and are no shortcut for due diligence.
