I will need someone that can go look at the properties to let me know how much they will rent for and what repairs are needed.Does anyone know a “rock star” property manager?

Since they are rock star tenants I would let them know if it helps them stay "I can leave rent where it is for the next 2 years, because as you know the School taxes just went up and so did the insurance, in order for me to keep renting it out at the $2800 I am taking a loss, but you have been such great tenants I am willing to do that".

I personally wouldn't "rock the boat" as the new owner at a time when you don't want a vacancy....ie winter in NY.

@Charlie Hampton i looked at a few options in Salem with really good cashflow, mainly due to rock bottom purchase prices, but yeah, forget appreciation.

I have an opportunity to pick up a place in this town of Rock Hill, NY and wondered if there were any BP’ers nearby that could help be my boots on the ground if I pulled the trigger on this one.

What other advice, tips, or tricks do BP members having for setting up a rock solid partnership?  

I would stay away from the pebble rocks, based on looks. 

I feel like as a section 8 landlord you have to be more unfeeling and rock solid than most.
