In Reno, NV there is such a supply constraint because of geographic limitations and an influx of tech and manufacturing jobs from CA rates at 5% will cause a buying frenzy driving prices even higher.

ETC - but bottom line, if you are stable geographically you will end up far, far ahead if you buy a house, and even more so if that house is reasonably priced & valued relative to rentals in that area.
