The most luck I've had with finding those diamonds in the rough, is going down to the courthouse and pulling files, and asking questions to anyone and everyone that plays any part in the real estate market where you're involved, who don't  manage to make it to their car before being caught after you've sprinted through the azaleas in the flower bed at the bank.

Shrubs, flower and mulch are cheap enough and a single day job for a landscaper.  

I asked my tenant if I could have my parents whom are also owners of the home to plant shrubs and flowers and the Tenant agreed.Since their planting, My parents have now been going over unannounced to water without asking tenant permission to use the water for the plants at least 5 times.Tenant said they will water themselves so better management of their water bill.

We also added some more shady/flowering trees to give more shade to the property.

This includes landscaping, shrubs, flowers, walkways, outbuildings such as storage sheds, the garage and play- houses, etc.

Can you clean the windows (outside as well as in) & set up some potted flowers on the ground outside the window?

Pools have to be covered, landscape or important planst/flowers/gardens have to be protected, etc etc etc.
