I'd need to know more information to determine myself if I were assisting you (hypothetically, of course, since we aren't allowed to advertise our services through this medium), but from the surface level it does sound like you do qualify for the 121 exclusion.

  $100k long-term cap gain minus selling costs isn't enough tax for most to sweat missing the 121 exclusion. 

The experienced RE investors in my market are almost exclusively doing flips.  

@Michael ChalkeFor future purchases have them removed or add an exclusion to your appliance addendum if you keep them.  

The section 121 exclusion amount is likely going to be worth more than they'd get by renting in TMV terms.

I'm exclusively using the Fannie mae Healthy Housing rewards now to remodel any affordable housing as removing lead and asbestos is a big profit center now.

You can also experience exclusions in your own insurance coverage, particularly if you are performing the work without correct licensing and permits. 

We're in the age of tech, if you shut down the MLS and make it an exclusivity thing then something else will appear.
