If that means licensed, you might want to be sure that doing some of these creative techniques, or for that matter, just plain buying a house below retail value, violates your code of ethics.

I struggle with it, and am constantly looking for ethical ways around it.

I've had clients do this before... its technically not very ethical because thats kind of the definition of bait and switch...although if you never respond to them at all I guess its really no harm done.

Most will have good references, but you need to know as much as possible about a contractor’s work ethic before you sign on the dotted line and commit to spending several thousand dollars on a project.

Don't promise the seller that you will guarantee the rent, especially with the ethics of people walking away from houses.

All parties feel safe here that an ethical transaction has been engineered.The great puzzle today is what is the exercise price?

A quick follow up to my original post: I have no properties under contract right now and am still trying to build up my cash buyers list, is it ethical to put up bandit signs and such when I have nothing to market just to get serious buyers?
