The whole situation sucks, and I have been communicative to the tenants, no matter what I do they always feel empowered and me without options. 

Rental strikes empower the powerless.

Searching on "Real Estate" will generate plenty of options as does "Women" for professionals, empowerment, networking, etc.

This sounds like an awesome deal and you don’t hear from many women house hackers!!!

Don't underestimate the power we have when we come together, this has been demonstrated throughout history in many movements: Civil Rights, Women's Suffrage, Black Lives Matter etc. etc.As it stands today we have not recieved any relief from our mortgage company and will be expecting rent on the first as usual.

Because the moratoriums on evictions seemed to be the catalyst to empower Rent Strikes.

We love our Tenants, and treat them with great respect.But we have no illusions - The SECOND they feel empowered to not pay rent...

In my state, a lot of people including women carry handguns.

This is a bit of the problem with suspending evictions because while you help out the good people on hard times you empower those who were going to be evicted anyway, because this is a loan you'll need to foreclose, and nobody really knows how that will go in this day and age.
