.)- Cost (some services charge a nominal fee to process payments)- Ease with which payments can be reversed/chargedback by the tenant with some services (I’ve heard that this is fairly easy to do with some services, like PayPal)- Won’t work if your tenant doesn’t have a bank accountUltimately, I think the pros outweigh the cons and that electronic rent payments are a significant convenience for both the landlord and the tenant.

When you buy at retail price like with turnkey you are giving up all that value-add profit in exchange for ease of entry. only way for that to work is to buy from a turnkey operator who left a large margin of profit in the deal, which no good investor would do.

I'd like to approach her and work out a deal where I could help her manage and rent out the 2nd and 3rd floor units, but where I would agree to be liable for certain damages, to those units to ease her worries.
