This is a much better deal than a 1031 exchange in most circumstances.

Circumstance of needing a place to live with the intent of selling for a profit mitigating costs How did you find this deal and how did you negotiate it?

I was in  a jurisdiction that did not allow tenant evictions unless under certain circumstances and I had predator tenants that knew how to work the system and stay there for years without paying rent and I had a hard time evicting them.

I've bought properties that had structural problems that revealed themselves after I bought (which I had to fix)--and having gone through that process, I can tell you that I would never knowingly buy a property with structural issues (except in rare circumstances outlined below).So, why am I willing to buy a property that's on the brink of condemnation, but I won't buy a property with significant structural issues?

Which of these things do you think would be the easiest way to reject and cause the least amount of headaches for us, given the circumstances?

And maybe it's not common/easy for everyone to adroitly make that distinction, and I'm more aware of that now.
