Port Angeles is where the main visitor center is for Olympic national park, the black ball ferry runs to/from victoria from there (when the border is open), a few small casinos nearby, not far from Forks and coastline, and the olympic discovery trail runs through.

While yeah, technically, it does nothing for possession of the property, I can tell you just the act of getting those papers served of being sued, the explanation of process, such as all the costs that will be added to it, seeking a judgement, how from there one can garnish things like income, or via motion for discovery, assets, yeah, it get's a persons attention.

When Larry does a discovery of assets, low-and-behold your IA LLC is actually rather dang poor, they don't even own that property, they just lease it. matter of fact, on paper it's just getting by.

Overall, cheaper than the demo and replacement and not any real sticking points or domino effects (where one thing leads to another, think counters, backsplash, demo discoveries, ordering mistakes, sizing issues etc..)
