Bad contractors aren't cheap and are slightly easier to come by.Full disclosure. 

But disclosure laws are complicated where you live, or you have a transaction that is complicated, having a low paid inexperience agent could be costly.

Not only do you have the aforementioned, you have disclosure to give everytime, and not sure if that would deter you in anyway.

So if you have not done the proper disclosures and then bring your client, you might get into legal trouble and potentially getting sued by the seller for undisclosed agency. 

Again, this is somewhere you'll need to be buttoned up - commercial mortgage brokerage firms (full disclosure, I own one) exist for this reason.

I have a signed disclosure stating they know of no issues with the AC. 

(d) The landlord may request that the tenant disclose the name of the perpetrator and, if a request is made, inform the tenant that the landlord seeks disclosure to protect other tenants in the building.

My personal preference is multifamily (disclosure: I'm a multifamily syndicator) but I know different people prefer different strategies.
