I don't see how they get away with it but maybe some buyer's agents are not helping their buyers with due diligence and inspections??

Question, do you have the diligence to read through them all, Google what you don't understand and then cut & paste what you think will work for your scenario?

Honestly, regardless of who you're working with, make sure you do your due diligence and understand what you are going into.

Further, it's always a good idea to do due diligence into the association itself to make sure it has adequate reserves in case of any large future expenditures.
