I like the keywords such as TLC, Handyman, etc. going from the description, but I'm concerned that by going from the description alone I might miss some key deals, so I'm trying to figure out property criteria that would work as well.

Here is what I had to do to open the account:1- Had tenant fill out a W9 and send me his birthdate.2- Gave the tenant a standard receipt when he gave me the security deposit (my name as recipient, amount of security deposit which can not be more than one month's rent, date received, address (aka description) of rental property)3- Once the security deposit was deposited, I took the W9, copy of the lease and the tenant's birthdate into TD Bank along with my ID.

You are calling this "value add" but from your description, you would tear the houses down, so this is a development project.

I hope I am clear in this description and am I missing something here?

If the garage is "deeded" then the legal description of said garage would appear in the deed.

Reading the description it looks like it doesn't have any traditional bedrooms.

It seems to me that you just went online and found a property and just read the description and put the exact numbers on your calculations.
