@Brian Pulaski good idea...my agent suggested putting another cheap type beadboard on top, but I worried about it sticking out too much (depth-wise)@Angel Gutierrez haha no way I'd pay market value. 

Or maybe with the popularity of HGTV and other shows, people have unrealistic perspectives on the depth of what rehab work requires.

I spent two summers painting houses and apartments and gutting houses so I am experienced and confident in that aspect, I believe that myself (maybe along with some friends) can do everything that a rehab would need but some in depth electric work.

You'll find a wonderful depth of knowledge and experience on this forum in addition to newbies asking tons of questions like myself. 

Because it’s applied in layers and flows while leveling it has ‘depth’ to it like a real stone.

You will have a better chance of getting financing, distribute the inherent risk of real estate investing, and have multiple incomes to pay rent (lowering your contribution towards rent).However, you would be wise to have a in-depth discussion about this with any partner you take on.
