Do I write what I have been saving for repairs and capEx off or do I have to pay taxes on that money because it was not actually spent (which I think would actually defeat the purpose by the way)?

Now, to know he feels defeated not by his work, but by his employees, I feel a sense of disappointment.

Troubleshooting in this order:1) Pull out oven and fridge to look for more downstream GFCI outlets I may have missed.2) Check the voltage coming from my hot line to make sure it is 120.3) Disconnect the upstream outlet and retest the hot line downstream to confirm it is actually downstream and not getting extra voltage from somewhere.4) Replace the down stream outlet with a regular old outlet.5) Make sure everything is wired correctly at the devices in question.6) Admit defeat and call a professional.Thanks for all your help.

It defeats the purpose.If you split your cash between multiple properties as DP's, you've spent the cash...and it's gone, with only one use.This is another example of why you're better off paying all cash for one deal, and refinancing it all out to use on the next, and repeating...

I mean, it defeats the purpose of being in the business if you don't have both sides of the deal locked and loaded (seller and buyer) I personally built a nice buyers list before I got any deals under contract.
