It’s a huge red flag. 

Perform a deep dive research into all legal aspects of the specific investment.  

With a Red Lobster at 6.55 rate in 10 years with increases you would be right at an 8 cap.

Ill take that I am thinking too deep about this.

Personally, I wouldn't spend money on an attorney because 1) I think the covenants/restrictions can sensibly be used against STRs and 2) because the HOA potentially has deep pockets if the officers decide to fight because they can pass the cost of the fight to the home owners.I would reach out to the officers to get their sentiments and to plead my case, and I would start building my case with the other homeowners. 

My house in Redding, CA has been rented out the last 4 years to Serenity House in Redding.

This allows me to make a full decision knowing the nature of the repairs, cost of repairs and have the ability to back out of my offer if there is a red flag or major foundation problem that increases my repair costs dramatically higher than I anticipated.

I moved in about the first of the year, but already the showerhead is showing signs of being plugged up on many of the ports and the shower/tub already needs a deep clean because of rust and hardwater buildup.

Preferably in towns of 100k+ in red states. 

There's probably a better deal out there, especially without getting an inspection (a big red flag)..
