From what I've seen, the courts are rigged and what is determined as constitutional isn't.

You are so ahead of the curve, those Toledo neighborhoods with the cool and affordable houses (opposite of cookie cutter) will be all the rage when the millennials move out of their parents basement (eventually lol).

There is no 100% correct cookie cutter answer for everyone, regardless of my opinion or anyone else's, so look at all aspects of what you are doing and the consequences.

Nobody in this area is going to want a 4 story townhome located smack in the middle of a busy intersection, not even as a rental, and cookie cutter properties are the first to weaken in a downturn. 

I upgrade all of my homes with granite countertops and new appliances in the kitchen and came up with a cookie cutter look for my baths years ago (time to update with the trends).

@David Paul Most secondary market loans are going to be very difficult for him to qualify for as they are cookie cutter and require the borrower to check a list of certain boxes for which he doesn't.
