Current owner is willing to break even on the purchase price however, in my opinion I think he should consider 5 or 10k less then the purchase price considering the amount of repairs he neglected over the length of ownership.

The home was in rough shape—think mold, a hole in the roof, and years of water damage.

(Property Meld for one)--- Owners often think a PMC can just enter a tenant's home to make repairs, but don't really understand the potential legal issues of entering when a tenant is not home.--- Owners don't understand the percentage of maintenance appointments tenants miss!

It's a bit outdated, I think there are better solutions today.

I think it depends a lot on area and price point with $7k monthly rents I rarely spent more then $3-4k a year on cap/ex/maint.

I think they all have fees associated with the account if it doesn't meet the threshold.  

My wife and I did our own taxes using some program (I don't think it was TurboTax, but maybe.)
