:) Yeah - I have an appraisal in hand for the property, that was completed just a couple of weeks ago, that is substantially higher than the asking price.

I will be fully moved to Denver over the next couple of weeks.

Since I had a couple million in mortgages in my personal name, I couldn’t do it.  

Definitely open an LLC if you haven’t done so already and once you have a couple under your belt, you will have lenders lining up for your business.

Something a couple of my beginner investors like to do is live in the property for a year or two then move into the next one and rent out the first one.Most important thing you can do is research the different niches within real estate investing and decide what fits best for you.

Unless you have a very strong team on the ground, I would not recommend investing in EC.Hi Vadim,Seasoned investor but made a trip down to Cleveland a couple months ago to check out opportunities there and hence made the decision to invest in East Cleveland mainly for cash flow.

I’ve been using Obie for a couple years now - I switched from State Farm.

And this low demand could be a couple of factors, either a rural location with low population density or the area incomes are not high enough in order to prevent a rent burdened scenario.
