I also think if you get a little contrast in the backsplash and cabinet color you will get a nice look without replacing the counter.

So, really, it's very property specific if you can or can't get a conventional mortgage on it.By contrast, and REO that has had vagrants come in and strip out all the copper pipes, steal the oven, etc, that's a no go.
