I am aware certain things I can do are worth having a professional do (ie. dry walling, electrical installation and final configuration, main plumbing, some etc) and I plan to save myself time and money by subbing that out.

My father owns two multi family properties and is partnered on a commercial property. He is retired and wants to let me manage his RE portfolio so he can enjoy retirement to its fullest without worrying about the hass...

How do you configure that? 

The data mining software only selects properties that meet our target tenant pool segment's housing characteristics (property type, configuration, location, and rent range).

do you just keep the utilities and configure the cost into your lease agreement?

Purchase price: $200,000 Cash invested: $18,000 House hack-primary residence configured for a walkout basement rental.

If it's possible, change the driveway configuration so that it's no longer shared. 

Or am I overthinking it and the size of the land and property is a good deal at this price regardless of the remoteness of the area and odd communal configuration?

My question though... is it beneficial to replace it with a better door (for future re-configuration flexibility), or to just permanently seal it off? 

It is configured for 4 tenants.
