I have run it through the calculator a few times but im still not certain. heres the infoSmall 570sq ft single family home 2 bedrooms 1 full bathroom recently renovated new kitchen cupboards, flooring appliances, fresh paint, upgraded windows and siding, new shingles on the roof. it also has a completely fresh slate in the basement ready for any reno i want. single detached garage nice yard and close to town walking distance to everything.

I recently checked out some homes in the Houston area and noticed that 99% of even the nicer homes had asphalt type shingles.

The design life of plumbing is about 60 years, a roof 20-25 (for cheaper shingles typically used on a duplex), carpet anywhere from 3 to 10 years depending on the tenants. 

We have found that is gets really slippery when wet, so we laid down asphalt shingle for more traction.

Replacing missing roof shingles, fixing a pipe, and fixing up the HVAC are all examples of repairs.

He's saying those prices are too damn high.Replacing the shingles on my 1300 sq ft SFR is about $8000

I regularly save all paint, tile, some 2X4, maybe a bundle of shingles. etc.
