@Rene Hosman The only time I've seen them is larger buildings that have financing and the success of the project is contingent on a certain occupancy number, but then again what project isn't :) That being said, I'd always write concessions to start on the second month of full rent.

We've closed had a few luxury/jumbo STR's that way, where the revenue is surpassing projections. 

Was about to embark on a new construction project in Gainesville.  

An easy flip at 7-10% return might be more lucrative than a larger project that takes longer and more chances for cost over runs.

.- Large remodels or construction projects (Live in Flip) can be self-managed, worked on directly, and the value add, after 2 years, is largely tax free up to certain limits. - Many areas around the country allow for ADU Construction - house-hackers enjoy similar benefits to remodeling projects by being naturally on-site for ADU construction. 

Small demolition projects make massive impacts.

A few public projects have cleaned this up but the area has never prospered since.
