I’ve seen folks panic and act like they’re about to be stuck holding a ticking time bomb, but if you structure the contract properly, give yourself a decent inspection or feasibility period, and understand local investor demand, you’ll rarely end up empty-handed.

There are many many pain points to having a large company run your STR, so the reviews should be closer to the bottom of the list. 

I am actually under contract for a three unit a bit further South-East from there, closer to the river.

The first time we came here was to confirm we wanted it,  post inspection.

Each town is a little different, some require you to do a landlord registration and/or will want to do an inspection before you put a tenant in (calling the town would probably be the easiest, or they may have the info right online).

My Hard Money Lenders held the money in escrow and would not release the funds until the work was done, inspected, and they knew it was properly done. 

@Francisco PineiroYou could call a few home inspectors in the market you are investing in and see if they do draw inspections so you know the items are correctly done before sending funds
