Here is how i would think about it if i were you; I have 10K in savings; I can: a) keep it in the bank and get 1% a year for it - no riskb) invest it in blue chip dividend stocks that pay 4~5% in dividends - higher riskc) Use the money as down payment to buy a house to live in and rent out part of the home to generate income - you need to figure out what your return will be in this scenario.

Get with a mortgage broker about it.One way to get away with PMI, even though the HELOC could be interest only for the first 10 years (similar to PMI in the sense that it doesn't go towards anything), unless you over pay the HELOC and chip away at the principle.

I dunno....getting rid of modest cash flow homes/condos in a blue chip market like SD, and exchanging them for a whole bunch of B and C quality doors in a fly over state = a recipe for disaster IMO.
