I just paid $190k for a triplex and am getting about $1500 a unit so you might not be far off, but budget for some new paint and carpets/flooring

Small fix ups are ok (paint, carpet, counter replacement etc.), but larger ones are probably not something I want to really get into at the moment (full kitchen remodels, full plumbing or electrical replacements, etc.).

I have people that run it down to lightbulbs, each light switch and outlet cover is counted and figured in to their analysis. 17 pages of SKU numbers from Home Depot or Lowes, who they are having lay carpet and the cost they are paying.

Looking for any recommendations or referrals for carpet contractors.

Usually for these sellers it means nothing and that they did the cheapest crap possible with some carpet replacement, paint, and new knobs and maybe some fixtures if your lucky.I could care less about such items.

For the Average buyer this would have been disaster.. we simply built a new construction on it and did OK.. but this full blown rehab can be a real challenge for many .. its one thing to replace kitchen baths paint carpet roof.but when it comes to structural or these really old houses you get from Charleston north into New England.. etc its far more complicated and risky.

Are you prepared to take him/her to the tile store, paint store, carpet store, countertops warehouse, plumbing fixture store, etc.? 

Upon inspecting the house she found that all the upstairs flooring (carpet) would need to be replaced door to severe pet odor.
