This is taking over an illegal flophouse well over any sort of single-family capacity limits and trying to keep it running while you work to get more money out of it.

As far as the signing then a trustee typically signs "in their capacity", something like this:Joe Smith as Trustee for the Bill Miller Living TrustEscrow probably would not be concerned with "...that these 3 are the owners of the trust?"

How does someone in my position with the experience of finding the best deals, knowing multiple contractors for repairs, and the capacity to put it all together, find private lenders to fund deals?

It gives me pause as the first 6 months is when I am most vulnerable as we will be doing remodel work and improvements and the property will only be running at 50% capacity.
