In my commercial plaza my tenants pay their own utilities but I do not charge CAM, insurance or taxes for the most part.

What will the taxes be when it's finished.Have  you talked to an electrician to make sure enough electricity is available a the drop(s)/(service lateral(s)), for the new code requirements.A Sewer Cam inspection is always a good idea on older real estate--being there during this inspection with your own site map to make notes might be helpful...ask them how long it will take, and ask the to check if backflow prevention devices are in the sewer lines--they can prevent one units sewer backup from coming up into another unit.Good Luck!

And many times, I need to ask the Listing Agent about their sale, to get more info on the property and/or transaction and put the story together of why the buyer valued this property and it's characteristics.I am evaluating a property differently as an appraiser then when I cam considering it as an investment.

Should repairing/replacing these awnings be covered with CAM associated fees or should the tenant in said unit be responsible for the repairs?  

The longer you get notice tends to be better for making plans.You need to look at INLINE rent comps in the area for BOX SIZES are that sq ft of similar locations to see what the average base rent is before CAM and see if it is currently above, under, or at market rents?

Check age of roof and parking lot as those are huge costs and even with tenant CAM you tend to have to spread the cost out for reimbursement over a long period of time so instead of doing that I get credit from the seller at closing to hold for those upgrades so it does not stress test tenants or affect existing NOI.

@Jason Cummings I don't know much literature, but there is a podcast/YouTube series named CAM Matters by Betsy Barbieux who is a long-time Community Association Manager (CAM) & runs several CAM education & training programs.

We use “CAMs” for MHP and split the w/s bill up pro rata for each occupied lot regardless of head count.
