With G-d's help, in four short months the bankers and managers at my bank know me by first name, I have assembled two separate rehab teams that will follow me to the end, the Housing Authority officials think Im God (funny story, for a different time), I've had lunch with the founder of the largest tax lien buying company in Chicago, I have four big players as mentors and friends and I have true satisfaction in every waking hour of my day.

I sound like such a newbie but I am on the transaction end doing sales in commercial and the landlord and contractor part I am newer at.On the commercial land development projects I would assemble the parcels but didn't mess with the construction or the budget side much.Always more to learn.I appreciate the Dalton connection for savings J Scott.I am wondering if I sign up for Home Depot or Lowe's and save 10 to 20% on what I buy plus they install reasonably and I do Loc's suggestion of buying gift cards for less than face value if I can get for 50 to 60 cents on the dollar for rehab.

There may be questions in between inspections; framing, thermal and then finish.I wouldn't think of NOT mechanically fastening the wall assembly.

Unlike a listed property where an agent has gone in and provided an estimate of value that is agreeable to the seller and then after signing an exclusive listing agreement provides all of the financial data for the broker to assemble into a report format, you instead are a stranger.You're not a broker, but instead are a potential buyer.
