A lot of borrowers shop lenders for days to find the "lowest rates" just to find out 3 weeks later that the lender cannot perform on their promise.

"All in".You can make more money in real estate with knowledge vs your own or borrowed cash!!!!   

If I didn't borrow, I would not have been able to buy any property. 

Oh.. and one thing I learned the hard way is that some policies have restrictions on borrowing against them, so double-check with your insurance provider first.

Anne, I will speak to your question with respect to borrowing against the 401(k).

Too many hoops to jump through to ensure the borrower has no rights to come back and reverse the foreclosure.   

And also, since I am the borrower, am I correct in my understanding that I would be subject to a tax on cancellation of debt which would lower my total IRR.I saw many years ago (like in 2017) on BP that note investors were shooting for 10-12% IRR in a zero-interest rate environement. 

I think I would need to borrow at least $190,000 or more to complete the rehab.

A bad borrower can ruin even a good deal.

I have borrowers tell me all the time that "other" lenders do not require an appraisal.
