Many lenders don't like to mix two different asset classes in a blanket loan. 

If you’re running a MTR more like a STR, then you can decide to charge the full boat as agreed or, if you desire (possibly to obtain a good review) find a substitute renter for the period in question and credit the original renter.If, like me you operate a MTR more like a LTR just for a shorter period of time, you probably use a specific rental form provided by either the state real estate commission of the local NAR affiliate.  

Most of the distressed wholesaler stuff is the bottom of the barrel, C class, or worse.

It turns out I may have jumped the gun a bit, but thankfully, I managed to sort things out with the 3 girls, and we found a 4th roommate just in time for classes to start.

Are they interested or concerned about neighborhood crime, supporting data for surrounding rental rates that might affect your future cash flow, pictures or video of the property showing the class of the neighborhood and the property itself, ... ?

To answer your question, i am not wholesaling yet but i am in the same boat as you and i've been looking into wholesaling for a few years now and since i moved to LA i've been trying to connect with like minded individuals.

Everyone would like to own class A property, however, the problem is that most of those places are NOT profitable for renting.
