Big banks (BOA, Wells Fargo, Chase, etc.) are usually much harder to deal with.

I cannot stand BOA anymore....haha.

I don't have fancy cards either, BoA, Chase, Capital One.

The fed didn't want Citi/Wells/BOA/JPMC to grow more.

So far i have applied for AMEX, BOA, Capital One, Chase, and US Bank, and only the AMEX has approved me, the rest did not, and I not sure what is the reason denial, maybe because of new business? 

These are business credit lines with major lenders (BoA, Chase, AmEx, etc.).

Teami know this may seem like a simple question but how do you apply for a HELOC your first home that is now a rental property while living in your second home which is now your primary. i just applied for BOA and was denied unexpectedly with an above 700 credit etc. 

BoA is most likely willing to finance at 100% given certain criteria are met.

*BoA says they don't do commercial loans for commercial investment properties, only for businesses. * I tried contacting a local mortgage broker, but she didn't find anything .* Local credit union is out of the question because I don't live in that state.Any tips on finding a lender would be much appreciated.

It means I'm non-us citizen nor permanent resident, so I can't open business account with bank like Citi, BOA etc.
