To help guesstimate numbers I would be interested to know square footage, number of bed/baths, how much remodeling is needed, info about the outdoor space, and where the property is located.

The impulse and question they have quickly subsides once they get off of the BP platform and they go back to their late night cocktail, TV show, or go to bed and forget they even filled out the form.

It seems as if you have at least 2 children, id suggest looking at duplexes with 3 beds, or a larger home with an ADU (Attached dwelling unit) that you can rent to alleviate the mortgage payments. 

Found a really good deal on a 2 bed 1 bath older home in pretty decent condition.

Personally, in Worcester, I think $600Kish is a good range for a 9 bed 3 bath based off the revenue.

It is a Duplex 3/2 bed/bath and 2/1 bed/bath.

Depending on condition 2 bed 1 bath units are renting for around $750-$800.

For a 5 bed, 3 bath house, it may be difficult to get random travel nurses to all share a 5 bedroom place.  

I had a guy who had stacks of pizza boxes and had to be told to take the trash out, that didn't rise to an eviction but it was a non-renewal because he was getting bugs.

My theory is that 2 bed properties mostly serve the same guest avatar as single hotel rooms and 1 bed properties.
