Since last year of November, Fannie and Freddie has allowed borrowers to put min 5% down for conventional loans and being able to invest multifamily up to 4units.Also, the beauty of FHA is that it allows you to put 3.5% down payment to invest in 1-4 units.

It is a beautiful home, 2500 sf, 5 Acres, just around the corner from gator hotel/hunts that charge up to $6k/weekly.

It’s a beautiful town and drives me vacation for many folks.

Yeah, when there is more to consider then the simple cash flow, Idaho is still a beautiful option.

@John DeanJohn, I’ve used both Kilz original oil based (on any surfaces that are real bad/ deteriorating) and then their newer product that is water based called Restorer... most recently (April) I bought a place that had two beautiful dogs that literally never saw the outdoors and after stripping the carpet rolled Restorer on the entire subfloor before throwing down the usual LVP.
