And let's assume you the CPA (or you the IRS auditor) have not read this thread and just see that person A paid $x in "discount points" and person B paid the exact same $x in "investment property fee."

Normally you can look up the tax/owner mailing address and info on county auditor site.

Went and looked at two rental properties one was a single family house currently rented at $700 a month same tenant for over 2 years house ( is valued at $70k on auditor site) the other is a six unit all units rented out total is $2900 tenants vary from 3 months up to over 4 years both in the same neighborhood which is a good upcoming area. 

It would cost the client more for me to file a return than deal with the IRS if there's an issue.If a junior IRS auditor wanted to audit that tax year and get the partnership on 'failure to file', I'd laugh and just send a response letter. 

The county auditor has a good website which will help you do research.

for dollars in the Cincinnati area and we pull our mailing addresses from the county auditor's website, but they are not always super user friendly!

Most CPAs don't practice tax, and out of those that do, most aren't in public accounting.I suspect his CPA friend works in audit or on the private side for a corporation.
