Quickbooks has an Online version or a Desktop version that can be installed on your computer.Do you need an accounting software to flip houses?

As far as the negotiations, it sounds like you are taking a good approach, I just finished the audio version of "Never Split the Difference: Negotiate as if your life depended on it" by Chris Voss.

They just introduced a new version a day or so ago.

I would recommend QuickBooks Premier - Desktop version.

Another version of this is to go to lumber yard and talk to some of the account reps and see who's in good standing and go from there.Ideally though, hard to beat referrals from people with the same or similar standards as you... this way you increase the chances of success vs starting form scratch. 

This version of house hacking works really well for me.

BTW, my policy is that anyone who buys one year's edition gets the next year's at no charge for the pdf version, $30 for the hard copy.  2019 will probably come out in February.

The books that have helped me the most so far are the Rich Dad Poor Dad books, and playing the free version of his game CashFlow online.
