I would advise against for residential customers, since those units are simple and have straight forward maintenance that can be covered in an annual “tune-up”.

Samuel,I would advise on number #1 to buy a 2-4 unit live in one unit for 12 months rent out the others to cover the debt and cash flow.

As a GC I can advise try to retain control of your finishing material orders (anything where you need to make a choice ((tile, flooring, lites, faucets, tubs)) vs. construction materials (2x4s, mortar, shingles)) because we get those discounts on the finishing items and we keep them!

I'd advise against assuming the loan or seller financing in most scenarios...typically it is discussed because buyers think they can get something for nothing.

I will advise the Reafco agents who post on the forums to ensure they are adding value and not simply repeating what other Reafco agents have already said in the thread.I think a lot of the issues are the ones who are making widespread statements about the area or their investors that they can not back up.
