Some resources I've been using to educate myself so far are:-The Bigger Pockets podcast: I am on episode 11 of it on Spotify, it has been a great resource so far, touching upon many key parts of real estate investment. 

Usually by sophomore year students are looking to move off-campus and will stay off-campus through graduation.

I would guess you'd be adding another 2k a month.I wouldn't touch your loans.

You can google search companies and try to get in touch with management to see if they have need. 

Also, make sure your cleaning crew is trained on pet cleaning best-practices to avoid any issues for upcoming guests.Small touches like dog bowls or treats can really enhance the overall experience.
