Might be overkill for a small rehab project, but if you are doing enough, look into purchasing these, and I think you will find them helpful.

@Samer Elayyan I would guess your lawyer and CPA would have a strong opinion on this, but generally, forming an LLC in Delaware is unnecessary overkill.

All of the accounting software seems like pretty serious overkill for a single-member LLC that flips houses and is taxed on a Schedule C form. 

This setup may be what you need or it may be complete overkill.  

Water resistant is fine to overkill for a bedroom.  

Again, many threads will tell you that for one single family home its over kill (and yes, some on BP do have LLC's for a single family home or a group of them, and some of them have "frankstein loans" and some know that they have to pay for the commercial loan). 

Therefore, I'm leaning towards the 101-2017, which is more comprehensive, but might be a big overkill and I would need to input more information. 

Again, getting with a CPA is best before picking the type of entity (including an LLC with only a single property - seems a bit overkill and you can pick up a 1M liability policy that should shield personal and rental properties).

That’s total overkill, but it helps keep the neighbors eyes off of you if you aren’t following code (ie too many unrelated people in a house), and it is a very desirable thing for tenants.

Having one LLC for each property seems overkill.
