The councilman is hard to catch up with, but I have managed to talk to him on multiple occasions after reaching out to him numerous times at his home and on his cell. 

In most occasions; usually the seller or buyer; are ok when the profit is upto about $5000 and/or under 3 to 5% of the property value. 

I hate to help someone get deeper into debt.ACH payments can be made and then reversed but it's even easier to do that with a credit card.Long story short, I prefer not to take them but I have done it on occasion.

I’ve seen two different occasions where children were playing with dogs, a lab and a schnauzer, and the dogs were having fun until they got over excited and confused.  

I have seen this on a number of occasions. 

I've done that before and it worked for me on two occasions.

No luck...though I believe in this occasion I was dealt the ugly hand as well.

Now that I have a steady wholesaling game going, I have no need to rehab except on occasion I get the itch to get busy on a rehab.Wholesaling doesn't have to be a jump off point for other things and something to quit once you have a chunk of money in the bank.

I do have a pretty detailed lease stating housing regulations with roommates, and also had an addendum signed re stating the rules and how I will be enforcing them.But there is more to it, the individual had a friend over, whom barged into the females room while she was sleeping asking for a ride home, and on another occasion I was also told the problematic roommate was drunk walking around the home with JUST a shirt on, with all the goods hanging out.
