So if it is say 50 spaces, rented at $200 each space and it is 100% occupied you would get $10K per month gross, minus out your expenses and let's say your net is $8K per month net.

@Steve Vaughan just look back in history who got rich during the gold rush's it was the vendors selling the pots and pans .. same with wholesaling its not the one's doing it.. its those that sell the ideas or scheme's and those that provide the materials be it direct mail and or signs etc.. they get paid no matter what the success is.In my mind and its talked about a lot wholesaling the way folks think they should do it is a very advanced strategy that takes capital to be successful.. or being in the business as an agent.being out there on an island by yourself is pretty tough.. of course people fall into deals as well. if you look at the top wholesalers on this site..

You can automate some things, but when someone contacts you at 8AM to tell you the coffee pot isn't working, you need to line up someone to deliver a new one that day.

If this is your first rental, to cast a wide net, I would use Zillow, Redfin, Apartments.com, and on the MLS.
