With that being said all of new construction is also pushing the rental rates up and there is a niche for the mid-range/older properties if you can find them and improve them.Madison didn't get hit as hard in the last recession as other communities around the state because of the employment drivers (State Government, the University, Epic in Verona, plus some of the others like American Family, QBE, etc.).

(Tried ads in Craigslist, Backpage, and contacting 'We buy houses' and 'sell fast' and sending multiple emails, and texts...lots of work...)What a pack full of mistakes and lessons here.Hope someone can benefit from this epic failure.But, I'm still in the arena.I may just survive this crash or maybe 🎥 the Justice League will save me.

Listening to her got me hyped about Detroit. 2k properties did not appreciate.. they sold 50 years ago for more money than that and peaked about 2000 in the 100k range.what happened was a epic melt down of real estate values unseen anywhere in the US or world probably for that matter.so they are just crawling back up to where thence they came.. they have no appreciated.. heck they would cost 200k just to rebuild.

So one thing you bring up is the hold time, and if they truly intended to flip the property and are still holding it then they may have had to deal with redemption rights in some form, or a deed restriction of epic length.
