Outdated interior but nothing seems too bad.

The close comp will be newer homes nearby: brand new 3/2 house with similar size (but 2000 sf tiny lot) is sold at $520k, rent $2800-2900; similar aged home with outdated interior is the area is rent at $2500-2600. 

In 2018, I incurred significant improvement cost on a second property I own free and clear: replace flooring, paint entire interior, replace gutter, window frame, exterior door, new roof (done Dec 2017), electrical, plumbing components, and appliance upgrade.

Most condo owners I know then just have a typical walls-in policy to cover the interior of their unit (that's would your homeowners insurance you mentioned).

Also, I highly recommend having professional photo's taken of the interior and exterior once your reno is done  - it will really drive traffic to the listing.

Perhaps a builder who has an interior designer on staff or has a showroom so you can see what their finishes and construction quality are like.

This included modernizing the interiors, enhancing the landscaping, and addressing any structural issues.

Patched and painted all interior and updated fixtures.

However, even though there were no vents in the crawl space, it is possible that the crawl space could be adequately ventilated through the interior of the home.
