i want to try my first flip in the coming months and i would really love to have some advice and/or referrals for some or all of the following:Real Estate (RE) attorney-RE Accountant/CPA -Contractor's (investor friendly): General, elec., roof etc. for renovations-Local lenders (who maintain their own RE portfolio)- (i have heard the Schertz Bank and Trust is a portfolio lender...are there any others?)

I assume, for you, most (or all) winter acquisitions have turned out well - meaning no unpleasant surprise in the Spring when things are easier to see.Has anyone had the opposite experience and found out in the Spring that there are large expenses for things like foundations, siding, or roofs that weren't detected because the property was inspected while snow and ice were present?

If you would have financing as part of the expectation (but not a contingency) then the lender may have a say on their preference (multiple tracts or all single tracts).

The conventional lender does care that some or all of the source of the initial funds were a HELOC, and in my experience they will require that the cash proceeds from their loan first go to pay off the amount borrowed on the HELOC to fund the initial purchase.
