Turns out they don’t want their residential neighborhoods turned into hotels owned by out of state investors.

One major caveat is the real possibility of being put out of your own home if you ever get into a domestic issue with a tenant - I know people who have ended up having to rent a hotel room while they got something worked through the court and their tenant lived in their home, because once you rent to them it becomes "their home". 

The real winners here are Airbnb and the guests who enjoy lower rates than traditional hotel stays.

Playa has 285 hotels with 43,771 rooms. 


Unless you provide substantial service (more hotel/motel like), the short term rental should be reported on Schedule E. 

But as a LL I'm basically turning over my property for someone else to run as a hotel.

The places with crackdowns typically have a huge hotel industry already and the AirBNB operators are pulling from that while causing negative impacts on the neighborhoods where they're invested.

The last thing you want is to rent a property that is not vacant then you are into hotels etc.
